As we enter the final quarter of 2015, I thought it would be a good time to take a look at how Arlington as a whole has performed this year. Overall, I was pleasantly surprised.
Here are the numbers:
Arlington Home Sales in 2015 (1/1/15-10/1/15)
- Homes sold:866
- Average sale price: $909,364 (97% of list price)
- Average Days on Market: 49
The overall sales figures for the year to date show a healthy increase in the number of home sales (up 10% from the same period of 2014).
I also took a look at how the first three quarters compared.
Quarter to Quarter Sales Figures
Time Period | Homes Sold | Average Sale Price | Average Days on Market |
---|---|---|---|
1/1/15-3/31/15 | 197 | $923,352 | 62 |
4/1/15-6/30/15 | 344 | $938,735 | 42 |
7/1/15-9/30/15 | 325 | $871,343 | 44 |
Totals: | 849 | $909,364 | 49 |
Current Inventory: As of 10/26/15 there are 259 single family homes listed for sale in Arlington, and 107 pending home sales. This gives us 145 days of inventory currently on the market.
Given these numbers, Arlington as a whole is still considered a seller’s market. We can expect home sales to taper off as the end of 2015 approaches. This is a seasonal trend that always takes place to some extent. On the other hand, the market is in a much better position now than it was a year ago. Homes have been selling quickly all year, and the inventory is healthier than it was a year ago. All good signs for a strong spring market on the horizon!
