As part of my regular research, I look at key neighborhoods of North Arlington real estate. I see what’s sold recently, and examine the current market trends. This week I took a look at the year so far in Yorktown & Williamsburg. These neighborhoods of North Arlington are adjacent and interconnected, and the combined area of single family homes is highly desirable for families.
Here are the stats:
- 46 Home Sales
- Avg Sale Price: $902,205 (101% of List Price)
- Avg Days on Market: 24
- Avg Living Sq Ft: 1,057
Here are the sales details:
Home sales in this area of North Arlington have been strong in 2014. The average sale price increased 6% over 2013, and homes in this area sold for MORE than list price on average.
Like many other areas of North Arlington real estate, inventory is currently low in Williamsburg and Yorktown in the lower end of the price range. Homes under $1.25 Million are selling very quickly and for full asking price.
Inventory in the upper end of the market is fairly high as of August 1st. Homes are still selling for full value, but there is currently more supply than demand in the top end of the market. If you’re thinking of selling in Yorktown or Williamsburg, you should get a accurate estimate of your home’s current value, and then consult with a Realtor® about your selling options.
