As part of my real estate research, I look at different neighborhoods in Northern Virginia. I see what the sales trends are, and what the current inventory looks like. This week I took a look at the past 15 months in the Pimmit Hills neighborhood of Falls Church. Pimmit Hills is a highly sought-after area in Falls Church due to its attractively priced homes on large lots and great location inside the beltway.

61 homes sold in the area in 2013, and 19 have sold in the first 3 months of 2014. Here are the numbers:

- Average List Price: $505,720
- Average Sold Price: $504,004
- Average Lot SF: 11,193

- 19 sales
- Average List Price: $581,688
- Average Sold Price: $573,286
- Average Lot SF: 11,679
- Average Living SF: 671
Pimmit Hills for Sale (as of April 1st)
- 4 active listings
- 2 listings Over $850,000
- 2 listings Under $700,000
- 4 pending sales
Market Insights:
Home sales have been very strong in Pimmit Hills since the beginning of 2013, and home prices are on the rise. The average sale price for a home in the first three months of 2014 was 14% higher than in 2013. Since January 2013, the average sales price for homes in Pimmit Hills is over 98% of the list price.
This indicates that homes sold in the area often receive multiple offers, which drives the price up above asking price in some instances. Something to consider: As of April 1st, there are only 4 homes on the market in Pimmit Hills. Two of these homes are in the top-end of the price range for this neighborhood. This is a very low inventory, and given the rapid pace of home sales, now is an ideal time to sell in Pimmit Hills.
If you are looking to buy in the area, you need to be patient and keep an eye on all of the new listings as they come on the market.
