As part of my regular real estate research, I look at different neighborhoods in Arlington, Falls Church, McLean and Vienna. I see what the sales numbers are, and what current inventory looks like.

I recently took a look at the past year of activity in the Williamsburg neighborhood Arlington VA. This neighborhood has long been a highly sought-after area due to the location, schools, and general sense of community that exists within Williamsburg and the surrounding neighborhoods of Yorktown, East Falls Church, and the city of Falls Church.

Market Insights

Over the past 12 months, Williamsburg has been a strong seller’s market with a lack of inventory. Homes listed under $750,000 sold for MORE than list price on average, and homes listed for over $750,000 sold for 99.94% of list price. Simply put, homes that go on the market here sell quickly, and for top dollar.

Current Inventory

As of the end of May, there are 11 homes for sale in Williamsburg. 9 of these homes are listed for more than $1.25 Million, and the other 2 are listed for just under $1 Million. The current market conditions are ideal for a quick and profitable sale for homes that fall into the lower half of the price spectrum (less than $1.1 Million). Inventory in the upper price ranges is fairly high, on the other hand. Homes listed for over $1.25 Million are facing strong competition for buyers’ attention right now.
